The first step when selling your home is reaching out and setting up a casual “home tour” (just a quick walkthrough of your home). Then, after I have gathered information and done a bunch of research we will have an in-depth meeting talking the ins and outs of your home, pricing, marketing strategy, and overall timeline.

We will establish a comprehensive plan to get your home market-ready. Throughout the process, I will be there to provide support, guidance, and access to a great network of skilled handypeople, stagers, photographers, and contractors.

Once we are live on the market we will make sure your house stands out with top-notch digital marketing, photography, print flyers, and feature cards. WHEN IS THE BEST TIME LIST MY HOME?

The best time to list your home is whenever you are ready. It sounds cheesy, but it’s true.

The market ebbs and flows with the changing of the seasons here in the Midwest.

Some Sellers may lean more towards listing their home in the spring or summer because there are usually more buyers out shopping, and you can sometimes end up getting a little more for your home. But, don’t let that deter you from listing in the fall or winter either! Every season has its own benefits.

The timing needs to feel right for you and your situation.

HOW LONG WILL IT TAKE TO SELL MY HOME?

This will vary depending on a multitude of factors, but no matter what home you have, working with a thorough, detail-oriented listing agent that doesn’t cut corners goes a long way.

Housing inventory in recent years has been extremely low and can’t keep up with demand, which means that homes are selling quite quickly. Check out live data for the average days on market for single-family homes in the Twin Cities region here.

A strong strategy and professional marketing will help your house stand out amongst all the other fish in the sea and will play a huge factor in helping get it sold in a timely manner. 

HOW DO I PREP MY HOME TO SELL?

A good general first step is to clean, start decluttering and move out odds and ends.

After we have our in-depth listing meeting you will have a tangible list of tasks to complete before we hit the market. Depending on your home’s condition it may just be cleaning and decluttering, other times it can be painting and replacing floors.

To note: not every home improvement project will add value back to your home. Always chat with your Realtor prior to tackling a big project!

WHAT ADDITIONAL COSTS ARE THERE?

Additional fees when listing a home are harder to put into a definite list because every home is so different.  You can anticipate tackling some maintenance items, small projects to prepare your home for the market, or hiring a stager (if applicable).

But, you can generally expect some staple expenses, too.

The largest investment will typically be the listing fee from your Realtor. In most transactions, the Seller pays the full commission out to both the listing agent and the buyer’s agent. You’ll also have some miscellaneous closing and recording fees due at closing.
